Area Stucture Plans

An Area Structure Plan (ASP) is a statutory plan, adopted by Bylaw which provides a framework for redesignation, subdivision and development of an area of land.

Heritage Pointe Area Structure Plan

Location: Directly South of the City of Calgary between Highway #2 and Highway #2A

Legal Land Description: S ½ 6-22-29-W4M, S ½ 06 & E½​ 05 22-29-W4 & E ½​ 01-22-01-W5

Adopted: Sept 28, 1995, Bylaw 37/1994

Amended: March 2, 2000, Bylaw 174/1999

Amended: 2004, Bylaw 80/2004

  • Maximum 665 Residential Units
  • 1.2 ac Direct Control lot for commercial uses
  • 1 Municipal Reserve Lot
  • 1 Environmental Reserve Lot
  • Golf Course & Lake Development
  • March 2000 amendment allows for new single family detached housing type, replaces a 9 hole golf course with a lake and lake amenities and expands retail/commercial area to 3.61 ac. Also moves wastewater treatment facility and provides for discharge into the Bow River.
  • 2004 amendment allows for additional residential development for a total of 698 units, revises plan boundaries, outlines one new area for residential development, and lands for environmental reserve.

This ASP is currently the subject of an appeal with the Municipal Government Board. Thus the bylaw 25/2010 is deemed to be of no effect until the Municipal Government Board makes a decision on the appeal.
