Area Concept Plans and Outline Plans 

Outline Plans and Area Concept Plans are non-statutory plans that are used as a guideline for the subsequent redesignation, subdivision and development of an area of land.

These plans are conceptual schemes that provides a much greater level of detail than an Area Structure Plan or Development Concept Plan in terms of the actual subdivision design, site specific technical analysis and details how the proposal is in keeping with the overall municipal goals for development.

 

Following is a list of approved Area Concept Plans and Outline Plans in the MD of Foothills:

 

Aldersyde Junction Area Concept Plan

Location: South west of the Aldersyde PetroCanada Station

Legal Land Description:SW 13-20-29 W4M

Adopted by resolution 19/12/2012

  • Guide to future development of quarter section as an eco-industrial and commercial development compatible with adjacent recreational uses
  • Development is to proceed in at least two phases
  • The northern portion of the development will be comprised of the commercial land uses
  • The southern portion of the development will be comprised of the industrial land uses
  • Project is to incorporate principles of smart growth, sustainable practices and water conservation measures.

Granary Road Area Concept Plan

Location: Two miles east of the Ann and Sandy Cross Conservation Area, One mile south of Lloyd Lake

Legal Land Description:  NW 01-22-02-W5M

Adopted by resolution May 4th, 2016

  • Agricultural Business District parcel
  • Agri Edutainment Park providing the following:
  • Farmer’s Market
  • Coffee Shop, Bakery, Gift Shop, Restaurant
  • Event Center
  • Greenhouse
  • Learning Stations and Pathway

High River Highway Commercial Centre Area Concept Plan

Location: In the northeast corner of the intersection of Highway #2 and Highway #23 east of High River.

Legal Land Description: West � of SE 4-19-28 W4M and Portion of SW 4-19-28 W4M

Adopted by resolution 13/05/2004

  • Guide to future development of site located east of Highway#2 on the north side of Highway#23
  • Travel Centre/ truck stop - 10 acres
  • Highway commercial along service road adjacent to overpass ramps
  • Retail Outlet Mall
  • Farmer's Market
  • R.V. Park and Campground (50-75 units)

Muir Ranch Area Concept Plan

Location: Adjacent to the Hamlet of Cayley's southern border

Legal Land Description: Plan 0811492, Blk 4, Lot 2, SW 19-17-28 W4M

Adopted by resolution 30/10/2008

  • Guide to future phased development located on south border of the hamlet of Cayley
  • Fist phase of 26 urban size lots ( 14 approximately 13.5m x 35m and 12 approximately 16.7 x 35m).
  • To be serviced by hooking onto existing MD servicing in Cayley.
  • Boundary of hamlet proposed to be expanded to include development

Location: North of Aldersyde west of Highway #2

Legal Land Description: E � 24-20-29-W4

Adopted by resolution March 7, 2002

  • 301 unit Direct Control 10 District Bareland Condominium Units for the purpose of Long Term Serviced RV Park sites and a Resort Center/Club House
  • 1 Recreation District Lot (38.55-acres) with no approved uses
  • 1 Municipal Reserve Lot
  • 1 Environmental Reserve Lot

  • Proposal to allow one and only one future subdivision of each 14-20 ac parcel into two parcels total.

Location: West of Millarville North of Highway 549

Adopted by Resolution August 20, 1998

  • 53 bareland condominium Units (cabins and ranchettes) - Recreational District zoned lots under Residential Recreational District
  • 2 Municipal Reserve Lots
  • Private Ranch Centre including Indoor Riding Arena and Equestrian Centre
